Launch of The Bailey plug and play workspace one of three Endurance Land schemes to deliver a fully fitted out experience for tenants
London – 22, May 2024 – Endurance Land held a leasing event late last month to launch the newly refurbished ground floor of The Bailey, EC4. The works converted 8,600 sqft of Cat A space into a high quality Cat B fit out, with the fully furnished workspace comprising open plan desking, dedicated meeting rooms, break out areas, and an abundance of biodiversity.
The Bailey’s fit out is part of a wider, strategic pivot to begin delivering finished, tenant centric, bespoke spaces for tenants, whilst offloading tenant responsibilities to the landlord.
The Bailey’s Plug and Play ground floor offering is one of three schemes across Endurance Land’s portfolio to deliver a fitted out experience for tenants. 108 Cannon Street is undergoing works across the entire building, delivering an amenity equipped reception, a modular office layout over multiple floors, and a multifunctional roof terrace that’s available to tenants and visitors. 138 Cheapside already contains a commercial workspace on a managed deal, allowing the tenant to customize the space, and management thereof, to their specific requirements.
Delivering a finished product experience, for both office and communal spaces, aligns with Endurance Land’s strategy to deliver high quality properties in central London.
The shift in higher expectations from tenants means that best in class workspaces now go beyond design; they must consider the needs of future and current tenants, ensure the best onboarding experience, and embeds sustainability into the office scheme. Endurance Land is ensuring best in class buildings by maximizing tenant flexibility, increasing building offering, and delivering more amenities.
From a future proofing perspective, a finished experience allows a proactive approach in the market. Prioritizing modular features, flexibility, and multiuse space best equips buildings and workspaces to be responsive to the inevitable challenges in the market as well as allows tenants to alter spaces as needed.
Core to Endurance Land’s delivery of fitted out spaces is a commitment to sustainability. All designs enable sustainability to be intrinsic and applied, adopting basic principles around circular design, environmental engineering, and a people centric focus. Each sustainability principle is filtered down throughout the entire process, from initial design to material selection.
108 Cannon Street’s refurbishment will complete Q3 2023, and 138 Cheapside’s management deal closed Q4 2022. The Bailey leasing event was the first of many display the newly renovated space. Endurance Land also used the event as an opportunity to help sponsor the Techstyle for Social Good International Student Competition. The annual competition, hosted by The Mills Fabrica, drives social impact and sustainable development through awarding prizes to game changing technology ideas from young innovators.
